Bowled Over By The View
The countryside to the north of Totnes and to the east of Ashburton is some of the prettiest in South Devon and its narrow lanes are noticeably less busy than many of those in the South Hams.
So properties in and around the villages of Littlehempston, Broadhempston, Staverton and Landscove can be keenly sought after and the A38 and the A380 on either side provide good access to Plymouth, Exeter and Torbay.
A good example is 4 West Park at Staverton. It is one of four semi detached Victorian houses that rarely come to the market and usually attract considerable interest when they do. They are substantially built stone cottages with steeply pitched roofs and plenty of character, but what makes them stand out is their position on the higher side of the lane approaching the village, with a wonderful view over the village cricket ground, the Dart Valley Steam Railway, the River Dart itself and North Wood in the distance.
4 West Park has not been substantially extended, but a single storey extension at the side provides a bright and modern reception room. While planning consent granted seven years ago to enlarge the house into a four-bedroom property has expired the agents saw no reason why such a proposal would not meet with approval again. It’s a house with plenty of character and some nice old features including cast iron fireplaces, casement windows and cottage doors. The pitched roof gives the upstairs rooms an eavesy feel, and the house has been modernised sympathetically with freestanding timber kitchen units, timber window shutters, a bright modern bathroom and recent sisal carpets upstairs.
An important part of the property is its large mature garden, which includes fruit trees, silver birch and willow, and fruit and vegetable beds. At the end of the garden is a small converted barn that provides letting income. Luscombe Maye’s Totnes office began marketing 4 West Park on the 14th August. Within a fortnight we were instructed to agree a sale quite close to its asking price of £399,000, disappointing several buyers who had yet to see it and contracts exchanged eight weeks later.
Luscombe Maye has considerable expertise in all aspects of village and country property. If you are considering a move, do ask us for help – especially if you’d like sound advice and a personal, courteous and professional approach.
